(Seguin) — Dreaming of opening your own boutique, gift store, or other retail store?
The Seguin Main Street Program encourages you to consider downtown Seguin to open your dream business.
With a total retail leakage of over $85 million in Seguin according to the Texas Main Street Program, there is potential for additional retail to be successful within downtown Seguin. This includes clothing boutiques, general merchandise, home décor, electronics and much more.
In downtown Seguin, you will find a variety of move-in ready retail spaces available for lease and purchase.
The spaces range in size and style from a 720 square foot stand alone space to a large almost 3300 square foot first floor space with large display windows.
On the north side of the downtown historic district, you will find 417 N.. Austin Street.
The former hair salon has off street parking and could serve a variety of uses. The 720 square foot brick building is located beside the Texas Theatre and is an open room with a restroom and two storage closets. The space is available for lease.
A little further down Austin Street at 111 North Austin Street is 1600 square feet of retail space beside the Schultz Saloon that is available for lease. The space includes two large storefront windows surrounding a recessed entrance. The space includes the large front space and three smaller rooms. Some of the walls include exposed brick and restored hardwood floors. Across the street at 102 North Austin Street is a retail space available for purchase.

The 1760 square foot space was completely renovated with new plumbing, electric, HVAC, sprinklers, flooring and paint. The ceiling is the original pressed tin ceiling giving it it’s historic character. The front façade is a beautiful mix of brick and porcelain tiles with four picture windows.
Around the corner at 101 South River Street is the large open floor plan of almost 3300 square feet that features large storefront windows along River Street and Court Street giving the future tenant high visibility. The space features its original hardwood floors and pressed tin ceiling.
