New shopping opportunities coming to Seguin


(Seguin) — Some major retail projects are coming to Seguin. According to state records, projects are underway that will bring Marshalls, Ross Dress for Less, and Discount Tire stores to the city.

Marshalls is investing $2 million to open a store at 1386 E. Court St. in the building that once housed Beall’s, Hastings and J.C. Penney. It will be a 20,425 square foot space for Marshalls. Expansion work on the existing building started last month, and is expected to be completed by Sept. 1.

The Ross Dress for Less store will share the space with the new Marshalls store on East Court Street. Ross is also renovating space in the building. It will utilize 20,330 square feet for its new store.  It is an $850,000 retail project. Renovations to the space are currently underway and are expected to be completed by Oct. 1.

Discount Tire is slated to open its store at 2727 N. Austin St., near the Home Depot store. It will be a 10,407 square foot facility and represents a retail investment of nearly $1 million. The project is expected to be completed by January of next year.  

The housing market has been growing at a rapid rate in Seguin, and it’s helping to bring more retail opportunities to the city.

City officials recently announced two new retail projects on State Highway 46. They also announced that the Crossroads Shopping Center, located at 1500 E. Court St., had been sold to a Houston-based commercial investment group, which plans to completely renovate the retail center. The group also hired a well-known firm to help it recruit new retailers to the community.

Seguin Economic Development Director Josh Schneuker says residential development in Seguin is growing at a record pace. He says there are currently more than 20 new residential subdivisions under construction within the city limits. In addition, the City of Seguin has issued nearly 2,000 residential building permits over the past two years. He says given the current pace of residential growth that the city is currently experiencing, they anticipate that Seguin’s population could double over the next 10 years.

Schneuker says the city’s booming residential activity, paired with the new jobs being created across the region help make Seguin a prime location for retailers looking to grow and expand. Seguin’s Retail Trade Area Population is more than 120,000 and serves as the retail hub for portions of Guadalupe, Gonzales, and Wilson counties. He says Seguin remains one of the only major retail stops between San Antonio and Houston on the Interstate 10 corridor.
