(Seguin) — The Seguin City Council has updated its Thoroughfare Plan, which lays out the roadway network for future developments, particularly along State Highway 46.
Director of Planning and Codes Pamela Centeno says the biggest change comes at the intersection of State Highway 46 and Cordova. That area is now part of the city’s ETJ, and needed to be added to the plan.
Centeno says they are calling for Cordova Road to eventually be straightened out in that area and connected Three Oaks Road across the highway. “We have some needed updates to our thoroughfare plan all in the area of State Highway 46. This is based on some of the changes in the boundaries of the city recently and to the developments. So, the first one that we have is here. If you recall, the ETJ Swap agreement with the city of New Braunfels that expanded our ETJ there. Previously, you’ll see where the red line ends. That’s where it ended before. We are extending the rest of Cordova Road to that intersection as part of our thoroughfare plan. In doing so, we are also recommending a realignment so that the street can come to a 90 degree angle. TxDOT is aware of this and is in favor of this as well. As you know, that intersection is one that we need changes because it’s dangerous coming there at that angle and that would also tie to Three Oaks Road which makes a great opportunity for a intersection there with a road across the street as well,” said Centeno.
Centeno says the other changes are relatively small, with one dealing with the existing Hiddenbrooke subdivision on Highway 46 and two other proposed subdivisions that are scheduled to be part of the Greenspoint development project.
“This is the Hiddenbrooke Subdivision. You’ll see it is a very small tweak. We have conceptual for future roads and as we work with the developers, they need to make it fit (to) allow them the lots and the roads in the right placement. This is just tweaking it a little bit to make it consistent and they are currently identified as future roads and now we are updating it to make them existing roads because a portion of them there, they have been constructed so this is in the Hiddenbrooke Subdivision off of 46 and this is the Greenspoint Development and this is where Greenspoint Heights is coming in. Those aren’t constructed yet, however, a preliminary plat has been approved basically taking that and tweaking it a little bit to work with the development and the layout of the lots on that subdivisions and also the park way so it’s just kind of shifting those a little bit to where they will be placed when the development occurs,” said Centeno.
The Master Thoroughfare Plan is designed to show roads for new and proposed developments that occur along State Highway 46.
The council approved the proposed changes during Tuesday’s night’s meeting.
